The major consideration in considering an attic or loft conversion is the space available. However, an equally important factor is the access to this space.

You need to determine whether building regulations and planning permission constraints will allow the use you may have in mind for the attic.

We would advise professional consultation for this advice as a builder will only tell you what you want to hear and you could end up with an illegal conversion at great expense that actually devalues your home rather being a benefit to it.

Always, if attempting any sort of large job on your attic, get an engineer to look at it and draw up plans to which a builder can then work.  That way you have redress if something goes wrong.       

Fire regulations are very stringent, and rightly so, in ensuring that occupants of the    converted attic have adequate and speedy means of escape in the event of an outbreak.

That is why ladders are not acceptable as a means of access if the attic is used as living space. ’Living space’ is a broad term and covers not alone bedrooms but all forms of recreational uses and office use.
